USACE Air Barrier Testing at the Ellington Field Army Reserve Center

SpawGlass Construction requested Blue Quality Services to provide Whole Building Air Leakage Testing and MEP Commissioning services during the construction of Phase I and II of the Armed Forces Reserve Center at Ellington Field in Houston, Texas. Phase I involved the construction of a 173,000 square foot, two-story office and training center building. Commissioned systems included chilled water systems, dedicated outdoor air pre-treating systems, variable air volume primary air distribution systems, and direct digital controls. Our consultants visited the site on multiple occasions to verify that the MEP systems were operating as the owner intended and produced a final commissioning report and systems manual detailing the commissioning process and action items requiring attention.

Phase II encompassed seven buildings totaling 194,000 square feet. These buildings included an operations facility, a tactical equipment maintenance facility, training centers, offices, and storage buildings. In addition to providing MEP Commissioning services on all buildings, our technicians visited the site regularly to perform building enclosure systems observations and Whole Building Air Leakage Tests. We tested each building in accordance with US Army Corps of Engineers test protocol.

In order to maximize the benefit of our services and ensure successful air barrier tests, our consultants were engaged early in the design phase and reviewed the available construction documents to better understand the building enclosure systems. We also visited the site during construction to ensure the air barrier system installation was in line with project specifications. Our reviews included the air barrier system continuity, adequacy of drainage plane, and thermal insulation strategies.
