The Sovereign at Regent Square is a 290 unit, 21 story luxury apartment tower in downtown Houston, Texas. The 419,000 square foot complex is the first resident of Regent Square a master-planned city district destined to become the center of Houston’s new urban development. This building will be the most advanced high-rise residential complexes in Houston and is being designed to achieve LEED Silver Certification. The building’s developer requested Blue Quality Services to perform daily observational site visits to verify that the building and all of its systems and assemblies were designed, installed, and tested to meet their requirements. Our unbiased, quality assurance package helped to deliver a superior multifamily complex and ensured all involved parties correctly implemented the facility’s specifications.
Throughout construction, our field services team conducted daily site visits to observe the installation of critical building enclosure systems. Specifically, we reported on mockup wall construction, window installation, waterproofing, air, and vapor barrier installation, masonry installation, correct storage of materials onsite, and the overall progress of construction. Field reports, detailing issues on site, were given to our client after each site visit and at the end of each week an official summary report, complete with a comprehensive issues list, was delivered.
Blue Quality Services Technicians also performed water and air infiltration testing on windows and sliding glass doors during the construction phase.
