Gables Post Oak is a luxury, Class A+ apartment complex in the heart of the Galleria District in Houston, Texas. The 8-story, 316 unit building was complete in 2013. Our client, Northwestern Mutual, requested Blue Quality Services to be a vital part of their quality assurance team. Our services were focused on observing and verifying that the building and all of its systems and assemblies were designed, installed, and tested to meet the owner’s requirements. Blue Quality Services’ unbiased, quality assurance package helped to deliver a superior multifamily complex and ensured all involved parties correctly implemented the facility’s specifications.
Blue Quality Services was engaged during the early stages of the design phase. Our consultants reviewed the enclosure assembly design, drawings, details, and specifications for conflicts, conformance with the owners project requirements, and constructability concerns. Our consultants also reviewed the proposed mechanical HVAC system design for potential impact on building enclosure performance.
During the construction phase, Blue Quality Service field services team conducted frequent site visits observing the installation of building enclosure, structural, mechanical, plumbing, and electrical systems. Reports were provided to Northwestern Mutual after each site visit and an issues list was maintained throughout the project. The issues list outlined the observed issue, the date observed, a description and photo, and the date resolved.
