


The Taylor is a 17-story multifamily residential tower located in Dallas, Texas. We integrated our Building Enclosure Quality Assurance Program in their existing quality assurance process. The program involves observing and verifying that the building and all of its systems and assemblies are designed, installed, and tested to meet Streetlights Residential's requirements.
Our Building Enclosure Quality Assurance Program began with reviewing the building enclosure and structural systems during the design phase to identify potential issues that could occur during construction or occupancy. The review primarily focused on the building enclosure systems, specifically, wall assemblies, roof assemblies, and wall penetration detailing. As part of our review, our consultants used a program called WUFI Pro to perform an analysis predicting the moisture performance and drying capacity of a typical wall assembly over a three-year period.
During the construction phase, Blue Quality Services field services team performed periodic visits to the site to observe the status of construction and verify the installation of the building enclosure systems. Throughout the project, we maintained an issues tracking list identifying observed conditions, the date observed, a description and a photo, and a resolution date.
Blue Quality Services also visited the construction site to perform water spray testing during the installation of window and storefront assemblies. Tests were conducted in accordance with AAMA testing standards.
