Gables Tanglewood is a 393,400 square foot, 8-story, 316 unit multifamily complex located in Houston, Texas. Gables Residential engaged Blue Quality Services to observe and verify that the building and all of its systems and assemblies were designed, installed, and tested to meet their requirements. Our Building Enclosure Quality Assurance Program helped increase the value of the building and ensured all parties involved correctly implemented the facility’s specifications.
Our services began during the design phase and continued until the building’s turnover. Design phase services involved evaluating drawings and specifications for a continuous air barrier system, continuity, adequacy of drainage plane, and thermal installation strategies. We also provided a targeted review of the mechanical and structural systems as they related to the building enclosure.
During the construction phase, our field services team visited the site weekly to observe the installation of enclosure systems including air and moisture barriers, roofing systems, masonry installation, and window installation. We maintained an issues list detailing specific enclosure related issues discovered that would affect the performance and lifespan of the building.
We also performed air and water spray testing on mockup assemblies, sliding glass doors, and windows installed on the 3rd level. All tests were conducted using a spray rack on the exterior and a pressurized test chamber at the interior of the window. Immediately following the tests, our field services team would provide a detailed testing report to our client and representatives on site.
