The Cherry Creek Apartment Complex located in Denver, Colorado. The 8-story complex is comprised of 289 apartment homes and will house a top-floor pool deck, yoga studio, media room, dog wash area, and a bike repair shop. The owner requested Blue Quality Services provide our Building Enclosure Quality Assurance Program during the design and construction to verify that the building and all of its systems and assemblies are design, installed, and tested to meet the owners requirements.
The owner requested our services begin during the design phase with a detailed review of the enclosure assembly. Once the building wall, window, and roofing performance needs were identified, we reviewed the drawings, details, and specifications for potential issues, conformance with project requirements, and constructability concerns.
During the construction phase, our field services team visits the site twice weekly to verify that the installation of the building enclosure systems are meeting project specifications. Our team follows up each visit with a field report, outlining both conformance and non-conformance issues. This report is sent to all involved stakeholders to keep everyone abreast of construction progress and flag any issues to be resolved. An issues list has been maintained throughout the project, detailing the observed issues, the date observed, a photo of the issue, a description of the resolution, and the issue’s resolution date.
Our field services team also performed pressurized chamber testing on operable windows, patio doors, and sliding doors in accordance with ASTM E 783.02 and ASTM E 1105. All test findings were described in our reports we sent to all members of the project team immediately after the testing is complete. Our same day reports help to provide quick feedback regarding the installation quality, alert the project team early of any leakage, and prevents systemic problems.
