



The Kelton at Clearfork is a 4-story, 392 unit luxury mixed-use complex located in Fort Worth, Texas. The residential spaces include townhomes, urban efficiencies, and contemporary lofts, as well as 32,000 square feet of retail space. The developer, Streetlights Residential, asked Blue Quality Services to provide our building enclosure quality assurance package during the design and construction phase of the project to ensure the construction of the building’s enclosure systems were meeting project specifications.
Streetlights Residential requested our consultants review the enclosure assembly designs for operational performance and constructability. Once the building wall, window, and roofing performance needs were identified, we reviewed the drawings, details, and specifications for potential issues, conformance with project requirements, and constructability concerns. Our team also reviewed the available structural system documents, including drawings, details, technical specifications, and calculations in relation to the design of the foundation superstructure.
During the construction phase, Blue Quality Services Technicians are scheduled to conduct weekly quality assurance site visits to verify the installation of the building enclosure systems and components matched the owners requirements and specifications. Our team follows up each visit with a field report, outlining both conformance and non-conformance issues. This report will be sent to all involved stakeholders to keep everyone abreast of construction progress and flag any issues to be resolved.
In addition to weekly site visits, our Technicians performed Pressurized Chamber Testing on operable windows in accordance with ASTM E 1105: Standard Test Method for Field Determination of Water Penetration of Installed Exterior Windows, Skylights, Doors, and Curtain Walls, by Uniform or Cyclic Static Air Pressure Difference.
The Kelton at Clearfork is scheduled for completion in July of 2016.
